Weather Stripping

Wood window sashes add a classic aesthetic to your home and, when properly maintained, they can last for years. However, they can be damaged or deteriorate in time because of exposure to the elements and wear and tear. Thankfully, sash repair experts can restore your windows to their original condition and keep them looking fantastic for a longer period of time than replacement windows.

The first step for sash window repairs is addressing weather stripping. It's found on both the sash and frame. If it's damaged or worn out, it could cause drafts and other issues. Start by identifying the window brand and the date of manufacture for the glass (etched on the corner of the glass or the aluminum spacers between panes). Remove the sash, and mark its width and height so that you can get new weather stripping that is compatible with the original.

Then, remove the sash and place it on a work surface so you can access all four sides. If the sash is double-hung, you'll have to remove the weights and their ropes which should have slipped into the intended pocket in the jamb liner. After you have removed the sash using the utility knife, remove the old weather stripping by hand or using a putty knife.

After the sash is cleared, you can install parting stops. These are long pieces that separate the sashes. Pam prefers to replace them with standard 1/2-inch by 3/4-inch window trim from the lumberyard, but you could also use scrap wood.

After removing the parting stop and cutting it to length, apply a thin coat of glazing compound on the bottom of the sash. Smooth the compound with your putty knife, and then let it dry for at least a day. When the putty is fully cured and dried, you can apply a topcoat of acrylic latex. This coating will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that supports window sashes is susceptible to wear and tear from time and usage, and the result can be a door or window that can't be opened or closed easily. The good news is that repairing and replacing this hardware is usually relatively easy and affordable. If you're having difficulty opening a sash spray some lubricant into the jamb channel. Then slide the sash out to see if that fixes the issue. If the issue continues it's likely to be due to the sash's balance. You'll need to take off the window sash to reach this hardware.

Old windows, particularly those in older homes, may be difficult to open and close, because of sagging hinges and general inefficiency. Sometimes, a few simple fixes can allow these windows to operate smoothly once more and help homeowners save money on energy costs.

It is crucial to have the tools needed before you start. Mark the hinge channel location on the frame (Photo 1) with a pencil. This will allow you to place the channel in the proper position after you've finished. Remove the sash, and remove all the hardware, including the beads for parting cords, chains, and cords that help to hold the sash. Soften any hardened putty with the help of a heat gun set at medium and fitted with an shield to block the nozzle. Remove the old sash and put it in a bag labeled.

Sash Weights

Sash weights can be replaced to improve the performance of your window repairs sash, and also reduce the energy cost. Sash weights are heavy, lead or iron cylinders that are enclosed in a concealed cavity and connected to the movable the sash with rope. Once the access panel is removed, you can start working on the sash. Use a flat bar or chisel, to pry the small parting beads out of their grooves. If the sash remains in place, break the mortise and tenon joints free with a hammer or screwdriver, then remove each wood peg. You should now be able to move the sash back and forth freely, although it will probably need some oiling if it seems stiff.

Take a measurement of the length of the sash chain or sash cord required to reach the sash slot on the bottom from the pulley located at the top of the jamb. Cut the cord/chain and then attach it in Step 6 above. You can use nail, hammer or screws. However, nails are less likely than screws to cause damage.

It is best to keep the weights that came with the original counterbalance unless you have purchased a kit to replace the counterbalance. They're not costly and easy to install if purchased them from architectural salvage stores. Depending on the size of your window one or two sash weights might be required to keep it in an open position.
